Common Homebuying MYTHS:
Different Realtors can show me different properties: MYTH
ALL Realtors have access to the same database of homes via the Multiple Listing Service (MLS). The MLS is where the Realtor representing a seller (Seller's Agent) enters the property information, photos, and asking price, giving other Realtors (Buyer's Agents) access to the details on the property. Because all Realtors have access to the same database of homes, Ethics & Experience are the key things to look for in your Realtor.

I can’t afford to hire a realtor to help me: MYTH
One thing that many folks don’t know is that as a Buyer….Realtors work for you for FREE. This is because the seller typically pays the traditional real estate commission and with our team of buyer agents there is no upfront money, fee or retainer needed to get started. So whether its our team or someone else, if you are considering a home purchase...why not have an epert in your corner?
I can save money if I purchase a home that is “For Sale by Owner” (FSBO): MYTH
Properties being sold "by owner" or without representation from a Realtor are often overpriced. The listing price is often derived from inaccurate sources like the neighbor that sold two years ago or the neighbor whose house was 300 square feet larger or even 10 years newer/older. Sometimes the price is based on what the owner owes on the house which is not always true market value. There is also an increased chance of mistakes being made during the processing of the transaction when there is no Realtor involved and nearly every home owner has been willing to work with our buyers.
My credit is not good enough to buy a home: MYTH
Many times our buyers are surprised to find their credit is better than they thought and it is possible to buy a home and still get a good interest rate with less than perfect credit. With a government loan (VA, FHA or USDA), as long as your credit score is high enough to qualify (as low as 580) you can still get a great interest rate. Many times there are even ways to raise your credit score in as little as a week. One recent story is a buyer whose score was raised 66 points in just 6 days…or another that got a 40 point bump in a week from paying off $200 on a $300 limit credit card. We have a team of trusted loan officers to help accomplish your real estate goals.
I need a down payment to purchase a home: MYTH
There are in fact 3 ways to not have to pay a down payment and each one has its own requirements: (contact us for specifics)
Finally, our team works as Single Agents while 99% of Realtors operate as Transaction Brokers. This does not obligate you to work with us, rather it dictates how we have to represent you. In essence, this means we work for YOU while most Realtors work merely for the transaction. So no matter what Realtor you choose to help you navigate the path, be sure to ask if they are working for the Transaction or if they are working for YOU! (as a Single Agent)
Our goal for our buyers is to get you into the home for as little out of pocket as possible. We will work hard to get the seller to cover your closing costs and walk you through the process from A-Z. Just tell us about the home you are looking for here: (Tell Us About Your Next Home) and we will help make a plan so we can get on to the fun part of home hunting~!
